

Miami, FL. – Kempinski Group, Europe’s oldest independent luxury hotel company, has announced its entry into the U.S. branded residential market with the launch of Kempinski Residences Miami Design District. The landmark development, scheduled for Miami’s Design District, represents the brand’s first standalone residential project in the United States.
Developed by Miami-based DaGrosa Capital Development Partners LLC, the project will comprise 138 residences across two 20-story towers, reinforcing Kempinski’s 150-year legacy of luxury hospitality in one of the country’s most design-forward neighborhoods. ISG World has been appointed to lead global sales.
Located at 3801 and 3883 Biscayne Boulevard, at the gateway to the Miami Design District, the development will include 132 private residences, six townhomes, and 17 guest suites available exclusively to residents. Homes will feature two- to four-bedroom layouts, with interiors ranging from approximately 2,100 to 3,100 square feet and total living areas reaching 3,700 square feet. Expansive terraces will provide panoramic views of Biscayne Bay and the Downtown Miami skyline.

The architectural vision is led by Arquitectonica, with interiors designed by Rockwell Group and landscape architecture by Enea, reflecting the Design District’s emphasis on innovative architecture, refined materials, and integrated urban design.
Kempinski Group will oversee daily management, delivering a hospitality-driven residential experience inspired by its international portfolio across Europe, the Middle East, and Asia. The development aims to translate Kempinski’s service-led philosophy into a full-time urban lifestyle offering.

Amenities will be distributed across both towers and connected by an elevated third-floor amenity bridge. Wellness facilities will include a fully equipped fitness center, spa and recovery areas, lap pool, cold plunge, infrared and steam saunas, and outdoor training spaces. Social amenities will feature a signature restaurant with terrace seating, private dining salons, a library with wine and game lounges, a screening room, and golf and Formula 1 simulators. Family-oriented spaces will include children’s playrooms, splash pads, shaded play areas, and a padel court, all set within landscaped grounds with electric-vehicle charging stations.
With its prime location, internationally recognized design team, and Kempinski’s heritage of refined service, the project positions itself as a significant addition to Miami’s luxury residential landscape and a milestone in the brand’s global expansion.
